The Fraser Valley remains firmly in a buyer’s market, with a sales-to-active listings ratio of just 10% — anything under 12% typically favours buyers. Across the region, the composite benchmark price fell to $869,900, down 0.9% from July and 7% below where it stood a year ago.
In Surrey specifically, prices softened across all three major housing types.

You have more room to negotiate. With fewer competing offers and homes sitting longer on the market — 45 days for detached homes and apartments, 37 days for townhomes — sellers are increasingly open to offers below asking price.
Townhomes are the most active segment. The sales-to-active listings ratio for townhomes was 15%, higher than detached (10%) or apartments (11%). That suggests townhomes are seeing relatively more demand, so if you're looking in that category, be ready to move when you find the right place.
Don't assume all properties are desperate. Well-priced homes in desirable Surrey neighbourhoods still attract attention. The key is knowing what a fair offer looks like in today's market — not last year's.
