Spring is officially here — but the usual real estate buzz we expect in the Fraser Valley is showing up a little differently this year. If you’re thinking of buying, selling, or just keeping tabs on the market, here’s what you need to know right now.

📊 March Snapshot: Slower Than Usual

We saw 1,036 home sales in March — a 13% bump from February, but still 26% below last year, and nearly 50% under the 10-year average for this time of year.

Why the slowdown?

  • Economic uncertainty (hello, new U.S. tariffs)
  • Buyer caution
  • Higher inventory gives people more time to shop

🏘️ More Listings = More Opportunity

There were 3,800 new listings in March, pushing active inventory up to 9,219 homes — a big 49% jump from last year.

That’s created a buyer’s market, with a sales-to-active listings ratio of 11%.

Buyers: You’ve got more choices and more room to negotiate.
⚠️ Sellers: Pricing smart is key — buyers are doing their homework.

💰 Fraser Valley Benchmark Prices

Here’s how prices are tracking:

  • Detached Homes – $1,505,500 (⬆️ 0.4% from Feb, ⬇️ 1.2% YoY)
  • Townhomes – $833,700 (⬆️ 0.5%, ⬇️ 1.7% YoY)
  • Condos – $540,900 (⬆️ 0.5%, ⬇️ 2.6% YoY)

Prices are holding relatively steady, but with this much inventory on the market, there’s more room for negotiation than we’ve seen in recent years.
